Project Description: Provide residential site planning, preliminary concept plan and an engineering cost estimate for a 13.4 acre lot on Lake Carlos.

 

Project Details: Lake Carlos Active Living Community is a concept level project that Hagstrom Engineering provided site planning for that included multiple single family and multifamily scenarios. The client hired Hagstrom Engineering to provide due diligence on the property to determine the buildable area and allowable units for the property by adhering to Douglas County standards for Lake Shore Developments. Design included establishing the units allowed in each lakeshore tier, lotting, roadway layout, as well as wet and dry utilities. Hagstrom Engineering created six different scenarios that included mixed uses of multifamily and single family lots as well as multiple scenarios for single family only. Hagstrom Engineering also worked closely with the client to provide onsite amenities that included trails, a gazebo with a wood bridge and a pool facility with a clubhouse. Hagstrom Engineering teamed with Valerian Landscape Architecture to create six color boards for the different scenarios to be presented to a focus group that the client organized. Hagstrom Engineering attended the focus group and comments that were presented will be implemented at final design. Also included in the preliminary design was establishing what utilities were available to the site. For this project there is public sanitary available but no water. Therefore a private water system was implemented with multiple wells and this was used for the cost estimate. Hagstrom Engineering provided a cost estimate for all onsite improvements including the roadways, a private water system, sanitary sewer and connection fees, grading, dry utilities and erosion control. Based on the information provided by Hagstrom Engineering the client is currently conducting a market analysis to consider the feasibility of the project.
